Right to Rent

Referencing Procedure

Once a suitable tenant has been found, a reference application form must be completed. We use an independent credit referencing agency to obtain:

  • Confirmation of employment, salary/ financial status

As Agents we require

  • 2 forms of Photographic Identification (passport, driving licence)
  • Utility Bills issued in the last 3 months
  • Evidence of the right to rent in the UK e.g. Passport or a Biometric Residence Permit

Deposit Protection

The tenants deposit for the property must be placed in a Government approved tenancy deposit protection scheme for any Assured Shorthold Tenancy (AST) commencing on or after 6 April 2007 (in England and Wales).

  • A typical deposit will be equivalent to 5 weeks rent.
  • It must be registered with a tenancy deposit protection scheme with 14 days.
  • We do not hold the deposit monies and use the Deposit Protection Service (DPS) for deposit protection.

Deposit &
Rental Payments

On Acceptance of an Application the following will be payable.

  • One month’s rent in advance
  • Deposit monies equivalent to 5 weeks rent

The Tenants deposit for the property will be placed with the Deposit Protection Service.


Tenants will be expected to enter into a minimum 6 month Assured Shorthold Tenancy and in most cases the monthly rental payment is exclusive of outgoings i.e.

  • Gas
  • Electricity
  • Water & Sewerage
  • Telephone
  • Council Tax
  • Television licence
