What we offer
Referencing Procedure
Once a suitable tenant has been found, a reference application form must be completed. We use an independent credit referencing agency to obtain:
Confirmation of employment, salary/ financial status
As Agents we require
2 forms of Photographic Identification (passport, driving licence)
2 forms of Photographic Identification (passport, driving licence)
Utility Bills issued in the last 3 months
Evidence of the right to rent in the UK e.g. Passport or a Biometric Residence Permit

Deposit Protection
The tenants deposit for the property must be placed in a Government approved tenancy deposit protection scheme for any Assured Shorthold Tenancy (AST) commencing on or after 6 April 2007 (in England and Wales).
A typical deposit will be equivalent to 5 weeks rent.
It must be registered with a tenancy deposit protection scheme with 14 days.
We do not hold the deposit monies and use the Deposit Protection Service (DPS) for deposit protection.

On Acceptance of an Application the following will be payable.
One month’s rent in advance
Deposit monies equivalent to 5 weeks rent
The Tenants deposit for the property will be placed with the Deposit Protection Service.
Additional Responsibilities
Tenants will be expected to enter into a minimum 6 month Assured Shorthold Tenancy and in most cases the monthly rental payment is exclusive of outgoings i.e.

Electricity
Water & Sewerage
Telephone
Council Tax
Television licence
