RICS Red Book Valuation

A professionally prepared independent Valuation Report carried out by our qualified RICS Registered Valuer. Inspection of the property to assess accommodation and associated grounds to produce a Market Valuation report in line with market levels.

The report will follow the criteria as set out by the Royal Institution of Chartered Surveyors (RICS) Red Book Valuation – Global Standards 2017.

Inheritance Tax Valuation

An inheritance Tax valuation is to value assets of the Estate of the deceased to obtain Probate. It is important that valuation is undertaken at an early stage to ensure that Executors can settle the Estate efficiently.

An Estate can be subject to a tax liability which is based on the value of the property at the time of the owners’ death and the value of the Estate must be included in any assessment of tax due. Our experienced Surveyor can support you, if you need an Inheritance Tax Valuation, to include property value along with any contents, vehicles etc that may form part of the deceased Estate.

Insurance Valuation

Ensuring that your property is appropriately insured is essential for property owners and tenants.

By undertaking regular assessment for reinstatement ensures that a property is correctly valued eliminating both under insurance which can be seriously detrimental in the event of a claim and adversely over insurance which can lead to additional and unnecessary premiums. All valuations are completed by an experienced Surveyor. The inspection includes a measured survey and calculation of the re-build costs for the subject building or development.

Capital Gains Tax

This is essentially a Red Book Market Valuation assessed either as current or post-date. An accurate property valuation provided by an experienced Chartered Surveyor will ensure your tax bill is kept to a minimum and avoid any lengthy negotiation with the District Valuers (DV).

Matrimonial Valuation

An independent valuation of the shared home is often required during matrimonial proceedings to assess a current Market Value. The Valuation inspection and reports are carried out by a qualified RICS Chartered Surveyor, Registered RICS Valuer, conforming to recognised standards which are generally recognised during the legal negotiation process.
